Will the inspection report damage my sale chances?

Do I have to disclose pest issues to potential buyers?
Under QLD contract law you have specific disclosure obligations around certain known defects. Termite damage that materially affects the property generally falls into the discloseable category, but specific obligations depend on the contract type and your conveyancer’s advice. We recommend you discuss the inspection report findings with your conveyancer before listing.
How long does remediation take if termites are found?
Most pre-listing termite treatments are completed within 2 to 3 weeks of the quote being accepted. A full Termite Management System install (perimeter chemical barrier or bait stations) takes 1 to 2 days on site. Repair work on damaged timber is a separate builder scope, typically 1 to 4 weeks depending on extent.
Can I get a clean inspection report after remediation?
Yes. After remediation work is complete, we can run a follow-up inspection and issue an updated report for your contract documentation. This is the strongest position to enter the market in, especially for properties in known high-risk termite zones like Coomera, Helensvale, and the southern Gold Coast hinterland.
Does the inspection cover the pool, shed, and external structures?
Yes. The AS 3660.2 standard covers all accessible timber elements on the property, including separate structures (sheds, pergolas, fences, retaining walls). The report documents findings on each separately.
