pest control for offices and workplaces. after-hours by default.

A cockroach in the kitchenette is not just a hygiene issue. It is the topic of every team meeting until it is gone. We treat the kitchenettes, the server rooms, the filing storage, and the plant rooms after the last laptop closes, so the only thing your team notices is that the issue stopped happening.

why workplaces choose pesties

office pest issues are 90% social cost, 10% structural cost.

A rodent in the server room is bad. A rodent everyone in the office can hear in the ceiling above their desk is worse. The actual structural damage from most workplace pest issues is small. The productivity and morale cost of leaving it untreated is enormous, and disproportionately falls on whoever in the team has to send the “we have spotted a mouse” email to facilities.

Our office programs are designed to make pest control invisible to the team. Treatments scheduled after hours. Service reports go to facilities or office management, not to the all-staff inbox. Reactive callouts attend the next evening rather than disrupting a working day.

We service traditional office tenancies, co-working spaces, professional services firms (legal, accounting, medical, real estate), creative studios, government department offices, and small mixed-use commercial premises across the Burleigh Heads to South Brisbane corridor.

regulatory + compliance frame

aligned with whs act obligations.

Workplaces in Queensland operate under the Work Health and Safety Act 2011 (Qld) and associated WHS Regulations. A PCBU (Person Conducting a Business or Undertaking) has a primary duty under section 19 of the WHS Act to ensure, so far as is reasonably practicable, the health and safety of workers and others at the workplace. A documented professional pest management program is one of the standard control measures used to demonstrate that this duty is being discharged in relation to pest-related hazards.

Pest issues in workplaces create three distinct WHS risk categories: biological hazards (rodent droppings, cockroach allergens), chemical hazards (badly applied DIY pesticides), and amenity hazards (the productivity cost of an untreated infestation, the morale cost of perceived inaction by management).

Our service reports are formatted to support inclusion in your workplace risk register, WHS evidence pack, and (for ISO-certified workplaces) the relevant management system documentation. Every visit produces a digital service report listing date and time of attendance, areas inspected and treated, products applied (active ingredient, batch number, application rate per APVMA label), pest activity observed, and recommendations for the next cycle.

All chemical applications comply with APVMA approved label requirements, the Queensland Health Pest Management Code of Practice, AS/NZS 4849 (Pest control practice), and the WHS Regulation requirements for hazardous chemicals in the workplace. Safety Data Sheets for all products used are available on request and supplied at onboarding.

what an office program covers

every zone. invisible to the team.

Every program is bespoke to the premises and the team size. The common scope across office and workplace premises includes:

kitchenettes & staff lounges

The single highest-risk zone in any office. Behind the dishwasher, under the fridge, in cupboard joinery. Gel baits and IGRs in controlled placement. Treatment scheduled after staff have left for the day.

server rooms & comms cabinets

A warm, dark, undisturbed environment. Perfect for rodent harbourage. Tamper-proof rodent stations in compliant placement (away from cable runs and equipment intake). Inspection of cable penetrations for ingress points.

filing storage & archive rooms

Silverfish, booklice, and the occasional rodent. The damage to filing systems is slow but real. Pheromone monitoring for silverfish, targeted treatment, structural sealing where indicated.

open-plan office floors

Inspection of skirting, behind workstations, around plant pots, and along window lines. Targeted treatment only where pest pressure is identified. No blanket spray of working areas.

bin enclosures & refuse

External bin enclosures, recycling bays, secure paper disposal. The highest-risk zone for rodent attraction. Tamper-proof rodent baiting in compliant stations.

plant rooms & roof voids

HVAC plant areas, comms risers, accessible ceiling cavities. Rodent baiting in tamper-proof stations. Inspection for entry points from adjacent tenancies in multi-tenant buildings.

how it works for the office

four steps. no disruption to the team.

  1. step 01

    facilities walk-through

A licensed technician walks the premises with the Office Manager, Facilities Manager, or designated contact. We document existing conditions, identify high-risk zones, note structural sealing failures, and learn the team’s operational rhythm and after-hours access protocol. No charge for this walk.

  2. step 02

    written proposal

Within 5 business days you receive a detailed proposal: scope, frequency, products, schedule, annual cost, plus a one-page summary suitable for facilities reporting or board reporting. Transparent line-item pricing.

  3. step 03

    scheduled after-hours visits

Treatments scheduled outside business hours. After-hours access coordinated with the office contact. Most offices land on monthly or 6-weekly cadence at a fixed evening slot.

  4. step 04

    discreet documentation

Digital service report emailed to the designated contact within the hour. Not distributed to the team. One consolidated invoice monthly on 30-day terms. Annual program summary every 12 months for the workplace risk register.

frequently asked questions

from office managers and facilities contacts.

Can you attend after hours so the team does not see the treatment happening?

Yes. After-hours is the standard for office work. Most offices land on a fixed evening slot (typically 6pm to 9pm), or early morning (5am to 7am), or scheduled days the office is closed. We coordinate after-hours access with the designated contact and follow the building’s after-hours protocol.

What re-entry interval applies for areas where staff sit?

Re-entry interval is product-specific and listed on the APVMA label. For most internal treatments using the products we select, surfaces are safe for re-entry once dry (typically 1-4 hours after application). Most offices treated overnight have surfaces fully dry and safe by the time staff arrive the next morning. Re-entry interval observed is documented on every service report.

Our staff have spotted a mouse in the kitchen. How fast can you attend?

Reactive office attendance is typically the next evening, occasionally next business day if the activity is escalating. We do not need to disrupt the working day. Initial treatment plus tamper-proof rodent station placement is usually a single visit. Follow-up inspection is built into the next scheduled program visit.

Do you provide Safety Data Sheets for the products you use?

Yes. SDS for every product on our standard application matrix is provided at onboarding for inclusion in the workplace hazardous chemicals register. SDS for any product applied at a specific visit is available on request. All products comply with APVMA approved label requirements.

How does your service support our WHS evidence?

Our digital service reports support inclusion in the workplace risk register as evidence of pest-related hazard control. On request we provide a consolidated 12-month evidence pack: all service reports, the annual program summary, products SDS register, certificate of currency, and technician credentials. Suitable for inclusion in workplace WHS reviews, ISO management system audits, and tenant compliance reporting in multi-tenanted buildings.

Do you work in multi-tenanted office buildings where pest pressure comes from adjacent tenancies?

Yes. Multi-tenant buildings are a common scenario. We can treat your tenancy in isolation, but where the source is clearly in adjacent tenancies, common property, or building risers, we flag this to the building manager and recommend a coordinated approach. We can also quote at the building level if the body corporate or building manager wants a single program across all tenancies (often more cost-effective).

How often should an office be on a pest program?

Most offices land on a monthly or 6-weekly cadence. Smaller offices with strong structural integrity and clean kitchen practices can sometimes operate at quarterly. Larger offices with kitchens used for daily food preparation benefit from monthly. We adjust the cadence based on the first 6 months of service data.

Are you insured for work on commercial office premises?

Yes. Comprehensive public liability insurance and professional indemnity cover. Certificate of currency provided at onboarding and on request. QBCC licensed under 1313994 and QLD Health licensed under PMT4005045615.
