the gold coast is termite country.
South-East Queensland is one of Australia’s highest-risk termite zones. CSIRO data puts the Gold Coast in the category with the highest probability of subterranean termite attack on the eastern seaboard. The hidden cost of buying a home with active termite damage typically runs into tens of thousands, sometimes more if structural timber is compromised. Yet a full pre-purchase timber pest inspection costs less than the legal fees on most contracts.
A pre-purchase pest inspection serves three purposes. First, it identifies active termite activity, past termite damage, and conducive conditions (poor drainage, timber-to-ground contact, ventilation issues) that elevate the risk of future activity. Second, it gives you leverage in price negotiations or, in serious cases, grounds to walk away under your finance or building-and-pest clause. Third, it gives you a baseline written record of the property’s condition, important for future insurance claims and termite management decisions.

Full property timber pest inspection
Inspection of all accessible timber surfaces inside and outside the home. Roof void, subfloor (where accessible), eaves, fence lines, retaining walls, garden beds, decks, pergolas, and any other timber-construction zones. Compliant with Australian Standard AS 3660.2-2017 (the timber pest inspection standard for residential buildings).
Thermal imaging scan
Thermal imaging detects temperature differentials in walls, ceilings, and floor surfaces. Active termite colonies produce a measurable thermal signature even when activity is completely concealed within timber framing. Thermal imaging is included on every inspection, not an optional extra.
Sounding of accessible timber
Manual sounding of all accessible timber surfaces. Active termite damage produces a distinct hollow sound when tapped, often the first indicator of internal damage before thermal imaging or visual inspection confirms it.
Conducive conditions audit
Documentation of any conditions on the property that increase termite risk: timber-to-ground contact, blocked weep holes, garden beds against the slab, retaining walls with timber sleepers, poor subfloor ventilation, leaking taps or downpipes near foundations. The report identifies each issue and recommends remediation priority.
Comprehensive written report
Digital report emailed the same day as the inspection. Includes photographs, technician licence numbers (QBCC), thermal imaging captures where significant, and a clear summary of findings. Suitable for use in price negotiations, building-and-pest clause activation, or as a baseline record for future inspections.

pre-purchase inspection faq
How quickly can you book in a pre-purchase inspection?
Same-day or next-day bookings are usually available where the property is vacant. Tenanted properties take a little longer to coordinate access with the tenant or agent. Tell us your building-and-pest clause expiry when you book so we can sequence the inspection inside your contract window.
Do I get a building report too, or just pest?
Pesties provides the pest and timber pest inspection only. For a structural building report, you will need a separate licensed building inspector. Most contracts allow both inspections under the same building-and-pest clause, and we can recommend trusted building inspectors who work alongside us on the Gold Coast and Logan.
What if you find active termites?
We document the findings in the report with photographs and thermal imaging captures. You can then use the report to negotiate the contract price, request the vendor remediate before settlement, or walk away under your finance or building-and-pest clause. We can quote on the active termite treatment separately if you decide to proceed with the purchase.
Are termites covered under PestiesProtect+ if I buy the house?
No. Termite inspections and termite management are professional services, priced and warranted separately. PestiesProtect+ is the money-back warranty on our Annual Guardian and 360° Ultimate Protection general pest treatments, covering internal cockroaches and ants. Termite work is covered by its own scope of professional indemnity, not the consumer money-back warranty.
Do you inspect strata properties and apartments?
Yes. We inspect the unit interior plus any accessible timber elements of the strata building. Where access to common property requires body corporate approval, we coordinate that with you in advance.
Can the inspection happen without me being there?
Yes. We can collect a key from the agent, inspect, and email the report directly to you and your conveyancer. Many buyers are not on-site for their pre-purchase inspection. The written report is the deliverable that matters legally.
the pestiesprotect+ money-back guarantee
Pre-purchase inspections are professional diagnostic services, not warranty-covered under PestiesProtect+. The written report is the deliverable, and it is your record for negotiation, settlement, and future reference. PestiesProtect+ applies to our Annual Guardian and 360° Ultimate Protection general pest treatments, not termite inspections.
