mid-july. every year.
Rodent activity in Queensland follows a strong seasonal pattern. The trigger isn’t food availability, it’s temperature. As outdoor temperatures drop from late autumn through winter, rats and mice migrate into the warmest accessible spaces in residential properties: roof voids, sub-floor cavities, and behind appliances.
By mid-July most years, we see a clear spike in rodent service calls across Pimpama, Coomera, Ormeau, Helensvale, and the wider Northern Gold Coast corridor. Logan and South Brisbane follow the same pattern roughly two weeks later. The pattern is so consistent we now pre-book rodent baiting slots from June onward.
build-up phase
Outdoor populations grow through autumn. First scouts move into roof voids and sheds. Most homeowners don’t hear anything yet but the entry points are being mapped.
peak migration
Cold nights drive the bulk of the population indoors. Scratching in ceilings, droppings in roof voids, gnaw marks on stored items. Mid-July is the peak. This is when most homeowners call us.
breeding cycle

will i have a dead rat smell in my house?

While we can never 100% guarantee a rodent won’t die in a wall cavity, this delayed-action mechanism dramatically reduces the likelihood of indoor mortality.
how long does the treatment take to work?
You should notice a significant reduction in activity within the first 3 to 5 days. Complete control of the entire population typically takes 2 to 4 weeks. We include a follow-up visit at 4 weeks to verify zero activity.
why not just use traps from the hardware store?
Store-bought traps can catch an individual rat or mouse, but they rarely address the entire infestation. A colony can consist of 15-40 rodents, and their rapid breeding rate means you are unlikely to solve the problem with traps alone. Rodents also become trap-shy after a few catches. Professional baiting is the only reliable way to eliminate the colony.
do i need rodent control every year?
For most homes, no. A single Rodent Guard system properly placed typically eliminates the population for that season. Annual maintenance baiting is recommended for properties with persistent rodent pressure (older homes with aged sarking, properties near bushland, properties with sheds and stored timber).
can you treat just the roof void?
Yes. If the activity is specifically roof-void, we can place stations there alone. However, in most cases, rodents move between roof void, subfloor, and indoor zones, so multi-zone treatment delivers better results. RoofProtect is included free with 360° Ultimate Protection.
how do i stop rodents coming back?
The service report includes specific prevention recommendations. Seal entry points around utility penetrations, replace aged sarking and eave gaps, remove vegetation against external walls, manage food and water sources around the property. Treatment without prevention is a temporary fix.
do you offer same-day rodent service?
For genuine emergencies (food contamination, electrical issues), yes. Standard rodent baiting is typically scheduled within 2 to 3 working days. Same-week is guaranteed for bookings made before Wednesday. Winter is peak season so booking early is recommended.
