Almost every standard QLD residential lease where pets have been kept requires a flea treatment at vacate, with a bond compliance certificate from a licensed pest controller. Real estate agents check for this as part of the bond return inspection, alongside cleaning and carpet steam. Without the certificate, the agent can withhold part of the bond or charge their own pest control rates (typically much higher).
End of lease pest control is a specific service designed around this requirement. It is faster than a full annual pest treatment, priced for the rental market, and the bond compliance certificate is the key deliverable. We email the certificate to the tenant, the property manager, or both , usually within the hour of completing the treatment so it can be forwarded to the agent the same day.

Combined adulticide and insect growth regulator (IGR) applied to all carpeted areas, rugs, soft furnishings, pet bedding zones and floorboard gaps. This is the key element for vacates where pets have been kept. IGR stops eggs and larvae developing, killing the next generation before they hatch into the residual product.
Bond compliance certificate
Emailed to you within the hour of completion. Includes service date, treatment scope, technician licence numbers (QBCC + QLD Health), and explicit confirmation of flea treatment under Australian Standard application rates. Accepted by every QLD real estate agency we have worked with.

When do you email the bond compliance certificate?
Within the hour of completing the treatment. The certificate is emailed to whichever address you provide at booking (tenant, property manager, or both). Forwardable directly to the agent for bond return.
How quickly can you book in a vacate treatment?
Same-week bookings are available year-round in the Burleigh to Logan corridor and South Brisbane. Peak vacate periods (Dec-Jan, end of academic year) book out faster, so call us early if you have a hard vacate date.
Are the products safe for the property?
Yes. We use professional low-toxicity formulations applied to Australian Standards. The carpet is dry within 30 to 60 minutes. No staining, no residual smell, no damage to flooring or surfaces. Property is ready for inspection the same day.
Do I need to vacuum before AND after?
Before: a thorough vacuum the morning of treatment removes flea droppings and lifts the carpet pile for better product penetration. After: vacuum every 2 to 3 days for 2 weeks to stimulate flea pupae to hatch into the residual product. Without the post-treatment vacuum, pupae stay dormant and fleas can reappear weeks later (often blamed on the treatment when it was actually the missed vacuum step).
Do you treat properties with no pets, just for the bond cert?
Yes. Most QLD agencies require a flea treatment cert for any rental where pets have been kept during the tenancy, even if the current tenant is petless. We treat as standard scope and issue the same certificate.
