why committees and strata managers choose us

pest in a strata building is not the same problem as pest in a single home.

A cockroach in unit 24 might be coming from unit 22’s bin chute. A rodent in the basement might have arrived via the loading dock six weeks ago. Treating the symptom in one lot without addressing the source in the common property creates an expensive ping-pong of reactive callouts the committee ends up paying for twice.

Our scheme programs are designed around how pests actually move through multi-residential and mixed-use buildings. We treat the common property as one connected ecosystem: bin chutes, garbage rooms, loading bays, basement car parks, lift voids, plant rooms, podium gardens, pool surrounds, and roof voids. Each is a distinct harbourage with its own treatment protocol, frequency, and seasonal rhythm.

You get one quote, one schedule, one invoice each month, and one technician who knows your building. Not a different contractor each visit. Not a different price each callout. Not a different excuse each time a resident emails the committee about ants in their kitchen.

regulatory + compliance frame

documented to support your common property duty.

Pest control on common property in Queensland sits under the Body Corporate and Community Management Act 1997 (Qld) and its associated regulation modules. Committees have a statutory duty to maintain common property in good condition, and a documented professional pest control program is part of how that duty is discharged. For schemes registered under the Standard or Accommodation modules, the relevant common property obligations sit at sections 152 to 159 of the Act.

Our service delivery is documented to support this. After every scheduled visit, the committee or strata manager receives a signed digital service report listing: date and time of attendance, areas inspected and treated, products applied (active ingredient, batch number, application rate), pest activity observed, and recommendations for the next cycle. This documentation is suitable for filing with body corporate records and for production in the unlikely event of a dispute or insurance claim.

All chemical applications comply with the Australian Pesticides and Veterinary Medicines Authority (APVMA) approved label requirements, the Queensland Health Pest Management Code of Practice, and AS/NZS 4849 (Pest control practice). Where termite work is involved, all activity is documented to AS 3660.2 standards.

what a scheme program covers

every program is bespoke. the scope is comprehensive.

A 12-unit walk-up in Logan needs a different program from a 180-unit high-rise in Surfers. But the common scope across all schemes includes:

common-area scheduled treatments

Lift wells, lobbies, corridors, basement car parks, plant rooms, storage cages. Quarterly, bi-monthly, or monthly cadence depending on risk profile and historical activity.

refuse infrastructure

Bin chutes, garbage rooms, recycling bays, loading docks. The highest-risk zones in any multi-residential building. Treated at every visit. Structural sealing failures flagged.

roof void + subfloor

Rodent baiting in tamper-proof stations. Twice-yearly inspection of accessible roof areas. All bait take and station condition documented for the body corporate records.

pool surrounds + podium gardens

Wasp nest treatment and removal, ant baiting, mosquito harbourage management. Critical for resident satisfaction and recreational facility amenity.

termite monitoring

For applicable buildings. Annual AS 3660.2 inspection of accessible areas, with reporting suitable for the sinking fund forecast. Trelona and Termidor systems supported.

reactive resident callouts

Source identified as lot-only or common-property. Lot-only billed to the lot. Common-property-sourced included in the scheme program. Audit trail in every service report.

how it works for the committee + strata manager

four steps. no surprises after that.

  1. step 01

    initial site walk

A licensed technician walks the entire scheme with the committee chair or strata manager. We document existing conditions, identify high-risk zones, note structural sealing failures, discuss historical activity. No charge for this walk.

  2. step 02

    written proposal

Within 5 business days you receive a detailed proposal: scope, frequency, products, schedule, annual cost, plus a one-page summary suitable for the committee meeting. Transparent line-item pricing.

  3. step 03

    resident notification

When the program starts we provide a resident notification template the committee can email or letterbox. Covers when we visit, what we do, pet and child safety, and how to report activity inside a lot.

  4. step 04

    scheduled visits + monthly invoice

We attend on schedule. After every visit, the strata manager receives the digital service report by email within the hour. One consolidated invoice each month, payable on 30-day terms.

frequently asked questions

from body corporate committees and strata managers.

How do you charge for pest activity inside a lot when the source might be in the common property?

Transparently. The technician identifies whether the activity is sourced in the lot (food storage, cleanliness, internal-only conditions) or in the common property (shared wall cavities, lift voids, bin chutes, structural ingress points). Lot-sourced activity is invoiced to the lot at our standard residential reactive rate. Common-property-sourced activity is included in your scheme program at no additional cost. The service report documents the call so there is a clear audit trail for any future dispute.

Do you carry out preventative termite inspections for body corporate buildings?

Yes, for applicable buildings. Brick veneer and timber-framed structures benefit from annual AS 3660.2 inspections of accessible areas. We provide a digital report suitable for the body corporate records and for the sinking fund forecast. For buildings with active termite management systems (Trelona, Termidor, etc.), we can take over monitoring and re-baiting on a service agreement.

How does your service comply with the Body Corporate and Community Management Act?

Our scheduled program is designed to assist the committee in discharging its common property maintenance duty under sections 152 to 159 of the Act. Service reports are issued in a format suitable for filing with the body corporate records. Where any structural sealing issue is identified that requires builder rectification, this is flagged in the service report and brought to the strata manager’s attention separately so it can be actioned through the appropriate channel.

What products do you use in pool areas and podium gardens?

Low-toxicity professional formulations applied to APVMA label requirements, with re-entry intervals communicated in advance. For pool areas, we use synthetic pyrethroid formulations with a 4-hour re-entry. For pool surfaces themselves, we do not apply chemical treatment. For podium gardens with edible plants, we use targeted baiting only.

What if the committee changes management or there is a strata committee turnover?

Your scheme program continues uninterrupted. The incoming strata manager receives a full service history, current contract scope, and a single-page summary suitable for the next AGM. We do not charge transition fees and we do not lock schemes into multi-year minimum terms. Our retention is based on service quality.

Can you provide a sample compliance certificate for the AGM pack?

Yes. On request we provide a sample digital service report, a sample annual program summary, and a letter of engagement template. These are suitable for inclusion in committee meeting papers, AGM packs, and committee handover documentation.

Are you insured for work on common property in multi-residential buildings?

Yes. We carry comprehensive public liability insurance and professional indemnity cover. Certificate of currency available on request. We are QBCC licensed for termite management (chemical) under licence 1313994 and QLD Health licensed under PMT4005045615.
